Build a 3 Million Houses Program, Maruarar Targets KAI Land Around Manggarai Station

Land owned by PT Kereta Api Indonesia (KAI) in the Manggarai Station neighborhood of Jakarta is the focus of the Ministry of Housing and Settlements as a possible location for the 3 million housing project that President Prabowo Subianto promised.

The Minister of Housing and Settlements (PKP) conveyed this, Maruarar Sirait.”We hope that PT KAI can first conduct a survey and data collection of the residences on state land around the Manggarai Station area,” said Minister Ara, during a working visit to Manggarai Station, Jakarta, as written on Thursday (28/11/2024).
Minister Ara believes that the state land, which is an asset of PT KAI, could be a location for building affordable housing. This is considering that its location is in a strategic urban area, making it a suitable residence for the community.
They stated that they will coordinate with PT Kereta Api Indonesia (KAI) to develop a planning program for the arrangement of residential areas around Manggarai Station.

This is to optimize the utilization of state land in urban areas so that it can become a location for housing development for the people while also supporting the implementation of the 3 Million Houses Program.

“We hope that PT KAI can first conduct a survey and inventory of the housing on state land around the Manggarai Station area,” he said.

Based on the available data, PT KAI is currently also collaborating with Perum Perumnas to build 4 TOD-based residences at several existing station points. The locations include Semesta Mahata Serpong, Semesta Mahata Margonda, Semesta Mahata Tanjung Barat, and Semesta Parayasa.

TOD Development

For the future development of TOD, PT KAI has also designated five priority areas covering 17 hectares that are ready for integrated housing. Several locations that are being prepared include in the city of Solo, namely around Purwosari Station and Solo Balapan Station, Surabaya Gubeng Station in the city of Surabaya, Cicayur Station in BSD, Tangerang, and Sudimara Station in Bintaro, Tangerang.

During his visit to Manggarai Station, Minister of Public Works and Public Housing (PKP) Maruarar, along with Minister of State-Owned Enterprises (BUMN) Erick Thohir, took an electric train (KRL) to inspect the residential areas around Manggarai Station. The intensive coordination between the Ministry of Public Works and Public Housing (PKP) and the Ministry of State-Owned Enterprises (BUMN) is expected to obtain land data along with its potential utilization for housing.

“For the construction of houses around PT KAI stations, we can adopt the Transit Oriented Development (TOD) concept or integrated residential areas. This means vertical housing close to railway transportation, making it easier for people to commute to work,” said BUMN Minister Erick Thohir.
